How to Tell If Your Driveway Needs Sealcoating or Replacing
A fully compromised asphalt driveway exhibits many telltale signs of failure: rutting, breaks, or alligatoring all point toward the need for new asphalt. While patching and crack-filling can extend the life of the asphalt, the repairs made to surfaces damaged to such an extent often don’t last nearly as long as they would otherwise.
Looking at the cracking on the driveway as an indication of function over appearance is also important. If the driveway’s drainage mechanics are no longer working properly or water is escaping into the base, this can accelerate cracking and erosion – especially during freeze-thaw cycles. Should water be draining toward the foundation of a building, doorways, or other permanent features, a new driveway is usually recommended.
But widespread cracks and breaks in the surface don’t always spell doom for your driveway. Unless deep systematic cracks are present or there are larger-scale alligator cracks (more than 12 inches in diameter), sealcoating the driveway is a viable solution.
